For those who love golfing, fishing, hiking, beautiful beaches, horseback riding, as well as the arts and fine cultural amenities offered by this area’s close proximity to Washington D.C., there is no better place for you and your family than the Stafford, Spotsylvania, and Fredericksburg area!

Strafford County is located just north of the city of Fredericksburg and is located 27 miles south of Washington D.C. The city of Fredericksburg is situated halfway between D.C. and Richmond and just south of the City is Spotsylvania County. 

This area is extremely variable in its choices of living arrangements. Fredericksburg has many older historic sections; in the suburban areas, the choice of housing is almost limitless from starter homes to exclusive gated communities, townhouses and apartments.  

Further out near the rivers are beautiful waterfront homes that are very private but easily accessible to the downtown areas. In the more rural areas are restored farmhouses with large parcels of land to go with them. The prices of these homes are highly affordable.
Fredericksburg and the surrounding areas of Stafford and Spotsylvania are steeped in history especially Civil War History, many great battles were fought in this area including of course the battle of Fredericksburg. The proximity to Washington DC makes politics one of the primary aspects of life in the area.

This area has the almost perfect location for business. The northeast corridor including Boston, New York, Philadelphia, Baltimore, and of course Washington DC are all potential markets within a short distance by any means of transportation. 

The area has been the fastest growing in Virginia over the past five years, and one of the highest concentrations of Ph.D’s in the country reside there. It is a business-friendly climate with companies relocating there, saving on land, labor, and operating expenses.

There are many scenic lakes and parks. For instance, Lake Anna in Fredericksburg is one of Virginia’s largest lakes and the state park there is one of Virginia’s most beautiful.

Titles >Do You Really Need Title Insurance

When a home is purchased, title insurance is one of the closing cost items on the closing statement. This insurance protects the buyer from defects in the title that are not discovered until after the closing. There are two kinds of title insurance--coverage that protects the lender for the balance of the mortgage if the buyers have a loan, and coverage that protects the buyers' equity in the property.

It is prudent to purchase owners' coverage because most of the title problems that arise after a closing are not from a sloppy title search, but are the result of inaccurate information in the public records. The ownership chain goes back a long way, and fraud or misrepresentation anywhere in the chain could mean big problems. Title insurance will protect you if a wife or husband did not properly sign off on the ownership papers or if the property was sold as part of an estate that was later disputed. Most people do not have to deal with the title insurance company after the closing, but this coverage could save your investment if a problem arises.
